10 Step Program
- Introduction – Meet the Herrington Homes Team to discuss all your building needs and find out the many benefits and standard features included in every home we build. We don’t start with a stripped-down house to quote you a low price. Our standards are most builders’ upgrades. Most importantly, you work directly with the “Builder” every step of the way from start to finish.
- Inspection of Home Site – A critical part of the home building process includes where your home will be built. We make this the initial part of all custom builds. We will walk your lot to evaluate the characteristics of your lot, positioning of your home, lot clearing (if needed) and answer any other questions you may have. If you do not own a lot, we can help you find one.
- Select your Home Plan (One of Our Plans or Yours) – Choose from the numerous plans we offer with over 4,000 pre-priced options, or bring us one of yours. If you choose one of our pre-designed homes, we can create a work-up with the push of a button to determine the cost, so there is no need to wait on pricing. If you choose to bring us one of your plans, we will set up a personal consultation with our architect to help you create your dream design.
- Rough Draft of Plans & Preliminary Cost - A $3,000 deposit will be required to custom draw your home. We also spend time to survey the lot and do preliminary soil work. Our architect will spend time to listen and rough draw your design right before your eyes. After finalizing your needs, he will provide us a preliminary set of drawings for you to review. If you do not like our pricing or our ability to service your need, we give you the plans and retain the $3,000 to pay the architect and surveyors.
- Contract & Deposit - Once you are satisfied with your plans, we will need to draw up a contract to build your home. You will be given a Homeowners Manual to guide you through each step of the building process. A 5% deposit will be required at this time.
- Financing & Preconstruction Process – By using one of our pre-approved Mortgage Companies, you will receive $3,000 towards options or closing costs. We are pleased to offer several options to meet your needs. We will also draw your final plans, order surveys, and obtain all permits and approvals during this time period. Depending on changes made by you, we estimate this process taking 45-60 days.
- Color Selections – A browse day will be scheduled for you to leisurely review our many color options and design choices. Best of all, we offer a one-stop shop for all your needs. We know lighting is different according to the time of day, so we welcome you to take samples home to view in the comfort of your own home to help you make informed decisions.
- Preconstruction Meeting – We will schedule a preconstruction meeting with the builder and construction supervisor to review your custom drawn house plans, meet with our low-voltage trade partner to establish what security and sound system options you may want included in your home and answer any questions you have regarding the building process. At this time we will review all selections to assure we have included everything you have chosen. After this point in the process, we will not allow any changes so we may complete your home in the timely manner in which we promised.
- Construction Begins – After receiving a building permit from the county in which your home will be built, we will quickly begin the construction of your new home.
- Move In & Award Winning Customer Service – Approximate build time is from 4-8 months. We notify you about 1 month prior to closing to schedule two walks to assure you are completely satisfied with your home.
